Project Management

A home shaped around you.

We start with your family, how you live and what your home needs to do better. Before a solution is settled, we understand the house you have and the priorities that should guide it.

We specialise in renovations, extensions and additions to existing homes, including older and heritage homes. We develop a practical concept around function, buildability and budget, then coordinate the right designer and specialists to refine it. Your priorities stay visible through approvals, builder selection and construction.

Clarity. Control. Construct.

01–02 / Envision your home & eXamine the possibilities

Be heard before
anything is designed.

We listen to how your family lives, what frustrates you and what already works. We then look at the existing home, accessible construction and site conditions to understand practical possibilities before proposing solutions.

Our early work focuses on:

  • Your family’s routines, frustrations and priorities.
  • What already works and should be retained.
  • Existing structure, services, access and planning constraints.
  • Practical possibilities, budget assumptions and questions to investigate.
  • A clear brief and direction before detailed design.

You don’t need drawings or a solution ready. Start with the things you want your home to do better.

The first discussion uses the information you provide; it is not a completed feasibility assessment or cost plan. Detailed investigations and ongoing project management are quoted separately, with scope and fees agreed before work begins. Consultant, report, survey and approval fees are paid by you. Preliminary budgets remain indicative and are refined as the project develops.

03–04 / Evolve the design & Coordinate the details

Shape the concept. Resolve the important questions.

Once the brief is understood, we develop a practical concept around function, buildability and budget. You can see where your money is going and consider changes to the size, layout, specification or priorities before the design is locked in.

Your chosen designer or architect can refine the spaces, features and architectural expression. We keep that work connected to your brief and budget, coordinating structural, ground, services and heritage advice where relevant.

Removing a wall, adding a storey or moving a bathroom can affect more than the floor plan. We bring the right investigations and consultant input into the developing design before plans are finalised for approval. You stay involved without having to resolve every technical question yourself.

05 / Unlock the approvals

Understand what needs to happen next.

We coordinate the pathway toward approval so you understand the process, who is involved and what still needs to be resolved.

Your appointed designer, planner, certifier and other specialists advise on requirements and prepare the relevant documents. We coordinate information, responses and decisions, keeping proposed changes connected to your agreed design and budget. Approval decisions remain with the relevant authority or certifier.

06 / Tender with clarity

Know what the builder’s price actually covers.

Builder pricing should be tested against the home you have agreed to create. We coordinate a clearer scope, drawings, selections and known assumptions so offers can be understood and compared on the same basis.

We explain inclusions, exclusions, estimated allowances, timing and unresolved risks, then work through gaps before you commit.

You choose and contract with your builder, with a clearer understanding of the agreed work and remaining uncertainties. Specialist contract advice can be sought where needed.

07 / Execute your vision

Keep the home you agreed on in view.

Your priorities, agreed design, budget assumptions and known risks move into construction together. As work progresses, we help you understand what is happening, what is changing and why.

Within our agreed appointment, we attend site and project meetings, track costs and progress, and review proposed variations and claims. We explain their implications so your decisions remain connected to your family, budget and the home you set out to create.

07 / Completion & handover

A finished home that still feels like yours.

The final part of Execute your vision is following through on the agreed outcome, including the details that still need attention.

We help track outstanding work, reported defects and handover documents, and coordinate follow-up with your builder and consultants within our appointment. Relevant professionals carry out technical inspections and certification.

Clear responsibilities

Your project.
Clear roles. One project lead.

You have one project lead and primary point of contact. Our scope, involvement and fees are agreed upfront.

We lead the brief, practical concept and project coordination around your family’s objectives. Architects, designers, engineers, certifiers and other specialists provide their respective professional services. Your licensed builder carries out and supervises construction.

Our founder’s builder licence informs our advice; it does not change these responsibilities. Under a project management appointment, we are not your construction contractor, site supervisor or certifier and do not undertake statutory inspections.

Common questions

A few questions you might have.

Where do I start?

Tell us your suburb, how your family lives, what isn’t working and what you want to keep. You don’t need plans or a fully formed solution. We listen first, then discuss the support that would help you understand the home and your options.

Do I need a designer before I speak to Execute?

You can speak to us before appointing a designer. We lead the early brief and practical concept around function, buildability and budget. Your chosen architect or building designer can then refine the design and architectural expression. Their professional design expertise remains part of the project; our role is to coordinate it around your priorities.

Why appoint Execute if I already have a designer and builder?

We help keep your family’s priorities, design, budget and known risks connected across the project. Your designer provides design expertise and your builder delivers the work; we coordinate their input and explain the decisions that need your attention. Our agreed appointment defines how we work alongside any project management or contract administration services you already have.

Can the home I want fit my budget?

We test that through the agreed early work and as the concept develops, considering the existing home, proposed work, investigations, consultants, approvals and contingency. If the direction goes beyond your budget, we help compare changes to size, layout, specification or priorities while options remain. Estimates improve with better information; they do not guarantee the final price.

Can you help if I already have plans or a builder?

Yes. We can review where things stand and agree on support for the stages ahead, whether that’s comparing quotes, coordinating outstanding decisions or supporting you during construction.

What can we discuss on the first call?

How you live, the problems you want to solve, what you want to retain and any budget or timing you have in mind. We discuss next steps using the information you provide, then explain any recommended appointment. A site investigation, feasibility assessment or concept is separately scoped and quoted.

How are your scope and fees agreed?

Before you appoint Execute, we set out the work included, what you will receive, our fees and the limits of our involvement. Consultant, survey, report and approval costs are separate. We agree any changes to our scope and fees with you before proceeding.

Can we stay at home during construction?

That depends on safety, access, the work being undertaken and whether essential services can remain available. We raise these questions during planning and coordinate with your builder and consultants on sequencing and disruption. Remaining at home is not always practical, so any temporary accommodation should be considered in your overall budget and timeline.

What happens when you review a variation or payment claim?

We review the available scope, records, budget and timeframe, flag questions and explain the potential implications. You decide how to proceed, with specialist advice sought where needed.
